Questions
For small landlords
Can you invoice a management company?
Yes. Invoices can go to the owner or to the manager, with the building and each unit on their own lines.
How do you handle keys and access?
We agree the day, the person who lets us in and where the keys go before the job starts. Nothing is copied or left behind.
Can you turn several units in one visit?
Often, yes. Say how many are empty and when the leases start, and the estimate sets the order of the units around those dates.
Is my building covered by the pre-1978 lead rule?
Many Chicago two-flats, three-flats and courtyard buildings were built before 1978. EPA's Renovation, Repair and Painting rule covers paid work that disturbs paint in homes and child-occupied buildings built before 1978. Tell us the year when you text; our firm number is in the footer.

Three photos and the lease date are enough to start the estimate.
