How it works
From a text to a finished unit
Five steps. The first one takes you two minutes.
- 01Step 1
Step 1: You text three photos
The room from the doorway, the worst wall or ceiling, and the trim and door. Add the street and which floor.
- 02Step 2
Step 2: We read them in office hours
Pilar looks through the photos and texts back with questions, or with what we would need to see in person.
- 03Step 3
Step 3: A short visit, only if the photos are not enough
Clemente or Aura measures, checks the trim and taps the ceilings. Photos cannot show a soft plaster ceiling or a damp corner.
- 04Step 4
Step 4: A written estimate, unit by unit
Room by room, with the repairs, coats, products and the days on site. Texted or emailed, your choice.
- 05Step 5
Step 5: A start date and a notice for tenants
We fit the dates around your lease turn. You get a one-page notice for the tenants, ready to print.
Better photos
Four things that make the photos easy to read
Lights on, blinds open
A bright room shows the real wall color and the real damage.
Corner, not center
Stand in a corner of the room to get four walls and the ceiling in one shot.
Something for scale
Keep a door or a tape measure in the frame so we can read the size.
Close, then back
For damage, take one up close and one from across the room.
Questions
About the photos
What if I cannot send photos?
Call the office in office hours and we set a time to come by. Photos are the easy way, not the only way.
Do you keep my photos?
We keep them with your estimate so the crew can read them. We do not post photos of your building anywhere without asking you first.
Does it work for a building with several units?
Yes. Send the three photos for each unit, or one set for the stairs. We write each unit on its own line of the estimate.
What if the photos do not match what you find?
We tell you before we paint. Anything extra is written down and agreed with you first, and the estimate says so.
Ready? Open your messages.
Three photos, the street and the floor. We take it from there.
