How pricing works
The number comes from the photos or the visit
We do not quote a price on the first text. Here is what moves the figure and what the written estimate lists.
What moves the price
The size of each unit, the repairs and prep it needs, how many coats, how many colors, ceiling height and the grade of paint.
What the estimate lists
Every room, the repairs, the coats, the products and sheens, the colors, cleanup, the days on site, the payment schedule and the warranty terms.
The photos and the visit
Often the photos are enough. When they are not, Clemente or Aura comes to look, and says so in the first reply.
Several units, one building
Each unit is listed and priced on its own line, on one estimate and one invoice, so you can see where the money goes.
When you get the number
In writing, after we have read the photos or seen the unit. The estimate says how long it holds.
If something changes
Anything we find behind the paint is shown to you, priced and agreed in writing before we do it.
Not in the estimate
What a written estimate does not cover
We list what is in the price and what is not, so a surprise is never a surprise.
Repairs found behind paint, such as soft plaster or a leak
Colors beyond the number written on the estimate
Moving heavy furniture or removing appliances
Masonry, tuckpointing and carpentry

Questions
Pricing questions
Do you give prices over text?
We give a written estimate, texted or emailed. A figure over text before we have seen the photos would be a guess.
When do I pay?
The estimate sets a payment schedule: a deposit to hold the dates and the rest on finishing, or by stage on a larger job. It is written before you sign.
Is there a charge for the visit?
The estimate and the visit have terms, and they are in the same message as the estimate so you can read them first.
What does the warranty cover?
Peeling and blistering on surfaces we prepared and painted. Terms, limits and exclusions are in your written warranty.
Start with three photos.
We text back what we need to write your estimate.
